Terms and Conditions of Rental

1. A booking deposit of £75.00 per week, per home is required to reserve accommodation. (This includes a £10 cancellation fee which in non-refundable). Bookings made by telephone will be held for five working days pending written confirmations and deposit. The balance of rental is payable six weeks before arrival. A confirmation will be issued upon receipt of deposit and final directions will be sent on receipt of final payment.
2. Notice of cancellation must be in writing. The following charges will then apply.

   6 weeks before date of arrival	£50 booking deposit
   6 - 4 weeks before date of arrival	25% of total cost
   4 - 2 weeks before date of arrival	50% of total cost
   2 - 1 week before date of arrival	75% of total cost
   Less than one week	100% of total cost

   It is strongly advised that clients take out holiday insurance to cover the possibility of cancellation charges.
3. A maximum of six persons only allowed in each lodge.
4. The number of persons on booking form must not be exceeded without the owners permission.
5. Residents Visitors: Visitors are welcome on site - up to 3 hours. If visitors wish to stay longer a charge will apply. Visitors must not use facilities on site. (Visitor charges only apply when the number of persons in the house exceeds 6 or the number of person paid for). Please make prior arrangement with management.
6. A security deposit of £50 must be paid on arrival. This will be returned to you within 7 days provided the management is satisfied that the terms and conditions of rental have been complied with. Clients are expected to leave the house clean and tidy, otherwise a charge of £15 will be made.
7. The home must be left as it is found and the cost of repairs to, or the replacement of property, will be the responsibility of the client and if appropriate, deducted from the security deposit.
8. Electricity and heating are an extra charge, payable by coin operated meter. Electricity is paid at 11pence per unit. Heating Oil 50pence per hour.
9. Possession of the house is from 1600 hours. The house must be vacated by 1000 hours on day of departure.
10. No responsibility is taken by the owners for loss of valuables while on site.
11. Sorry no pets.
12. Sorry NO JET SKIS to be used from slipway.
